One has to wonder three weeks into the new year what impact Wailea Beach Villas may be having on the other oceanfront complexes and Wailea Point specifically. In 2006, approximately the same number of oceanfront units sold in Wailea/Makena as did in 2005. However, resales at Wailea Beach Villas composed almost 1/3 of those sales. Thus far this year, the Beach Villas has seen two units go into escrow while Wailea Point has seen none in several months. The linkage may not be direct, but it certainly is worth considering. Wailea Beach Villas per square foot asking prices remain 25% below those of Wailea Point.
